From first call to closing
Most sales take 30 to 60 days from a signed agreement, and you can take longer if you need to. Here's every step.
You reach out
Call us or send the form. Tell us the county and parcel number (APN), or the reference code from your letter. It's fine if you don't know much about the land. We'll look it up.
We research the parcel
We check the parcel's size, access, zoning and recent land sales nearby. Dave, who is also a licensed appraiser, reviews the value himself.
You get a written offer
The offer shows the price and the terms. Take your time, and talk it over with family, your attorney or your accountant. The offer is not binding until we both sign a purchase agreement.
You choose how to be paid
Cash at closing: the full price when escrow closes. Or payments over time: a down payment at closing, then monthly interest payments on a note secured by the land, with the balance paid in full within five years. Many owners like the steady income and the tax treatment of an installment sale; ask your tax advisor.
Escrow and closing
A licensed California escrow and title company handles the deed, the payoff of any liens and the money. We pay the usual escrow and title fees. Past-due property taxes are normally paid from the sale, through escrow.
