Questions owners ask us
Don't see yours? Call (714) 801-3315. We're happy to explain.
Is this a real offer?
Yes. We buy land for our own company, with our own money. The offer in your letter is a starting point based on public records. After we talk, we send a written offer for your specific parcel.
Why did you write to me?
We study vacant land in areas where we buy, using public county records. Your parcel matched what we look for: size, location and the natural land on it.
How did you decide the price?
We look at recent sales of similar vacant land nearby, and at the parcel itself: access, slope, zoning and other limits. Dave, who is also a licensed appraiser, reviews every offer.
Do I pay a commission or fees?
No commission. We pay the usual escrow and title fees. Past-due property taxes, if any, are normally paid from the sale through escrow.
Can I be paid over time?
Yes. Many owners choose a down payment at closing and monthly interest payments on a note secured by the land, with the balance paid within five years. Ask your tax advisor how an installment sale could help you.
The land was my parent's. Can I still sell?
Often, yes. If the estate is in probate or the land is in a trust, the executor or trustee usually signs. We can work with your attorney and wait for the court if needed.
Several family members own it together. What then?
Every owner on the title signs the sale. We can send each owner the offer, and escrow can collect signatures from different states.
What will you do with the land?
Most land we buy is natural, undeveloped land. We may hold it, plan its future use, or sell it later, including to public agencies or conservation buyers.
Are you real estate agents?
Our partners are California licensed real estate brokers, but here we are the buyers, acting for ourselves, not as your agent. You're welcome to have your own agent or attorney review any offer.
How do I stop getting letters?
Call or email us, or write "no thanks" on the letter and mail it back. We'll stop right away. (714) 801-3315 · offers@threeoaksland.com
